Anyone can use the services of imotco.bg. Whether you are a professional broker, a bank, a developer or simply a property owner, imotco.bg will provide you with the necessary tools to complete any rental transaction. You only need to show a proof that you are legally tied or allowed to advertise and/or show the property you are listing.
When listing a property with us, imotco.bg will prompt you to upload a copy of a utility bill, exclusive agreement, ID or any legal document that ties your name to the property in question. This is necessary to reduce the illegitimate listings or bad actors, who will try to pose as owners of a property which they don’t have a permission to represent. Your listing will appear in our database as “unverified” until we approve and verify the information.
A “Verified” listing is one that has been manually checked by our team and matches our criteria of ownership and permission to represent/list the property.
An “Unverified” listing is one that is pending verification or hasn’t matched our criteria of ownership and permission to represent/list the property.

If you wish your real address not be displayed to the end user, you’re welcome to input a cross street in the “display address" field.
The “real address” field will simply display your property in its correct, approximate location on our map.
Each registered user receives 10 credits (5 BGN) free of charge. This is usually enough to complete the whole process of renting your property. Users have full control on how to use their credits depending on their marketing strategy. Additionally, users can purchase more credits in accordance with our plans.

100 credits - 35 BGN
A listing that is marked as "no broker fee" is one where there is no fees associated with renting the property i.e. the transaction fee for the tenant is BGN 0.
This most oftenly is a property listed directly from the owner, the developer or the bank. If a broker has uploaded a "no broker fee" listing, it means that he/she does not require a brokerage fee, or such has been agreed upon between him and the property owner. The tenant/renter does not pay a brokerage fee.
Imotco.bg is not a brokerage and unfortunately we can not fully prevent bad practices utilized on our platform. If you feel that you have been treated dishonestly, please flag the listing, or use the review option to express your opinion about the person who has listed the property. Frequent violators will be removed from our platform.

Imotco credits are NOT refundable and cannot be transferred to another account
Yes. Real estate agents and brokerage companies are encouraged to advertise on imotco.bg. They can benefit from all the great tools our platform has to offer as well as to contribute to creating a better and safer environment for the end used.
Imotco.bg requires all real estate professionals to list their listing with their real address and provide proof of exclusivity or an official letter from the owner that they are allowed to represent their property.

When promoting a listing, it is automatically placed at the top of the search results page with a 24-hour VIP marking. The price for promoting a listing is 2 credits.
Your ad will stay up for 14 days. You can renew your ad at anytime for 2 credits, which will extend it’s existence with another 14 days from the renewal.
Yes. We recommend deactivating your listing as soon as it’s no longer available.
