Once you've attracted potential buyers to your home, it's time to show it live. And the preparation for the inspections is extremely important. Because even the most experienced traders are also... normal people - together with the rational, subjective emotions, attitudes, tastes and expectations "coexist" more or less.
Here are our tips on how to prepare your home so that the chances of a sale are increased (or at least not decreased):
This is no longer your home
Once you've listed it for sale, you're about to part with your own home. Logical, right? But the emotional factors are not few: depending on what type of person you are, you may be more or less overwhelmed by nostalgia, memories, maybe your children walked and grew up here, etc. A topic for a whole separate article. In short - try to accept the fact that your home will no longer be here, but somewhere else, and let this attitude help you, and not "burden" the presentation of the home to a potential buyer (it feels, really).
Free the home from "yourself"
Yes, there is no room for sentimentality. In favor of the transaction, it will be to clear the property of the presence of your memories, personal belongings, tastes, preferences and habits. Let the home look as neutral as possible. Put away all the items that carry your personality and any personality at all. Because the buyer will expect to imagine it as their home. And the more successfully you visualize it, the better for your sale. Let the person interested in the apartment not feel like a guest. So put away all paintings, children's drawings, photos, fridge magnets, souvenirs, decorations, even the carpets and tablecloths. Do not judge yourself, nor assume what may be liked. Don't let it feel like you or anyone else lives there.
Cleaning
The apartment should shine with cleanliness, which is understandable, right? But sometimes we get so used to some old stains, scratches, yellowed joints, fingerprints... that we don't notice them. If necessary, call an acquaintance (or the realtor, if you use one) and ask him to take a closer look and point out to you those places where you lack a fresh eye, and it is good to notice their need for additional and more thorough cleaning. Also keep in mind that in different parts of the day the light is different and the walls, floor, furniture are seen differently.
Arrangement
If you have followed the forward point, then the rest of your arrangement will be much easier. And yet - be sure to put away (and preferably - wash) the dirty dishes, make the bed to perfection, throw the garbage out of the bins. Ideally, if you can, even move the items from the wardrobes and cupboards (in case the prospective buyer opens them to see what space they have). If you own a pet (dog, cat, rabbit) - it is better to be a "guest" with friends or relatives during this time (fish may be present, but provided that the aquarium is perfectly cleaned).
Anything that can create a sense of even partial chaos is not recommended. Let there be no visible cables – apart from tripping the guest, they also create a feeling of dispersal (if they are next to walls – put them in the channels that are sold for this purpose). In general, an adequate approach is - the fewer things, the better.
